It is unfortunately an unpleasant process for us, as we want to maintain long-term relationships with our customers. As a process it is quite easy as you need to send a written notice by email at least 2 months in advance. This way KFV will stop posting your property ad and will not receive any bookings. For practical reasons we will not be able to cancel any future bookings that have occurred, however we will try to transfer the bookings to our other properties if possible. Otherwise KFV will have to be reimbursed proportionally for any bookings canceled.
KFV has started cooperation with leading insurance companies, which can provide a specialized insurance program for all the properties we have their full management. KFV recommends that you take out at least the basic liability insurance coverage. You can find out more details from the team of the Real Estate Department.
The cleaning team is scheduled to arrive after the guest’s departure which is until 11 in the morning. The usual time that the cleaning crew will be in your home is from 11 to 15:00. But there are many different factors that affect the schedule of each team, and in this case we are not able to give you a specific time. In any case, we take care of everything and you do not need to worry and be there.
The reception of visitors is something very important for our company as through it we seek a warmer relationship with the visitor. In any case, we ensure the reception of the guest at any time and if he arrives at the apartment. However due to Covid-19 and protection measures this is not allowed. Instead, we use special lock-boxes, transforming the process into a more automated one so that the visitor can enter the house without coming into contact with any of our team. This method also helps in highlighting your property, as many visitors want it as a basic choice before booking a house. In any case, the KFV team is on standby 24 hours a day to serve whatever the visitor may need during his stay.
After each departure, we carefully inspect the place to determine any damage. In this case we send you photos with any possible change that has occurred in your space. In case of claiming a small amount of money, the amount is covered in a shorter period of time by the culprit, otherwise the amount is large enough, we act as intermediaries and try to be fully compensated, always in accordance with the terms and conditions set by each platform. This does not guarantee that we will be able to be compensated, however KFV will try to raise claims in every possible way. It is worth noting that use damage (eg dishes, glasses, etc.) is considered normal and no compensation is claimed. KFV bears no responsibility for the damages and their restoration.
Due to the great competition, in order to achieve the highest possible occupancy, your property must be relatively new (renovated bathroom, kitchen and aluminum or pvc windows) or renovated.
The provisions of article 111 of l. 4446/2016 (A ‘240) and article 39A of law. 4172/2013 (A ‘167) refer exclusively to Short-Term Leases. Leases of real estate concluded through digital platforms for a specific period of time, which is defined as less than one year and when no other services are provided, except for accommodation and the provision of bed linen.
Digital platforms are those that provide specialized tools for concluding the lease electronically and are not limited to the promotion of the property.
Short-term leases, which are concluded privately and not through a platform, are excluded from the specific provisions and are treated as common urban leases, unless accompanied by ancillary services, in which case they are treated as a business activity (relevant is POL. 1187/2017 – Β ‘4232, ΑΔΑ: Ω76046ΜΠ3Ζ-Ν64 Decision of the Commander of Α.Α.Δ.Ε.).
It is considered income from real estate and the provisions of article 39A of law 4172/2013 are applied. Relevant to this issue are the circulars no. ΠΟΛ. 1069/2015 (ΑΔΑ: Ω0ΥΓΗ-ΗΩ2) of the General Secretary of Public Revenue and POL. 1112/2017 (ΑΔΑ: 64ΦΘ46ΜΠ3Ζ-ΛΜΟ) of the Commander of Α.Α.Δ.Ε. . Regarding legal entities and for-profit entities, the income is considered to come from business activity and this income is taxed in accordance with the provisions of par. 2 of article 47 of law 4172/2013. Consequently, the provisions of articles 22 and 23 of the same law apply to the expenses incurred and related to real estate, which are leased under the sharing economy. With regard to non-profit legal entities, this income is considered income from business activity based on the above, while with regard to the deduction of expenses, the provisions of cases apply. b ‘or c’ of par. 3 of article 39 of law 4172/2013, depending on whether it is a legal entity under public law (n.p.d.d.) / institution or legal entity under private law (n.p.i. .d.), respectively.
To register a property on a short-term rental platform, PRN is required. The procedure that the owner must follow is the following:
- Go to the AADE website. We select category Citizens then Income and finally category short-term leases. https://www.aade.gr/polites/eisodima/brahyhronia-misthosi-akiniton
- We do “Login to the application”.
- Login with Taxisnet details.
- Select as an individual or as a representative of a legal entity.
- Select “Import property” and fill in the corresponding form. In case it is a part of the property (eg for some rooms of the house) we choose a partial lease.
- In case we want to delete a property, select “Actions” from the button on the right and then “Stop”.
